Twin Cities driveway sealing

Driveway Sealing in St. Paul & Minneapolis

Washed, crack-filled, and sealed black again, so your driveway stops losing ground to Minnesota winters.

What the Job Includes

Most of driveway sealing is the preparation. The coat that goes down at the end only lasts if everything under it was done properly first.

  • The whole driveway washed and blown clean first
  • Grass and dirt cut back off the edges
  • Cracks cleaned out and filled
  • Oil spots treated so the sealer will stick
  • Sealer cut in by hand along the garage, walk, and edges
  • Two coats where the driveway is worn or thirsty
  • Your garage door, walk, and apron taped and protected

Straight answers first

Sealing is worth doing on a driveway that is basically sound. If yours is breaking up, sunken, or full of potholes, a coat of sealer only hides it for a season, and we will say so instead of taking the job.

Sealed at the right time, on the right driveway, it keeps water and salt out of the asphalt and puts the black back. That is the part people notice from the street.

Why Driveways Fail in Minnesota

Our winters are about as hard on asphalt as weather gets.

Freeze and thaw

Water gets into a small crack, freezes, and pries it wider. Minnesota does that dozens of times a winter. Sealer keeps the water out of the surface, which is what makes cracks grow.

Sun and gray asphalt

UV dries the binder out of asphalt and turns it that chalky gray. Sealing puts the black back and slows the drying out that leads to crumbling.

Salt, oil, and gas

Road salt carried in on tires and drips from the car eat at bare asphalt. A sealed surface keeps them on top, where they wash off.

How We Do It

Clean, fill, seal. In that order, on a dry forecast.

1. Clean

Sealer only sticks to a clean, dry driveway. We wash it, scrub the stains, cut the grass back off the edges, and let it dry.

2. Fill

Cracks get cleaned out and filled, because sealing over an open crack just hides it for a season.

3. Seal

Edges cut in by hand, then the body of the driveway coated. We block it off and tell you exactly when you can park on it again.

A fresh driveway makes everything around it look tired, which is why most people pair it with our curb appeal package and have the windows, lawn, and walk done on the same visit.

Driveway Sealing Questions

How do I know if my driveway needs sealing?

Look at the color and the texture. If it has gone gray, if you can see the individual stones standing out, or if there are thin cracks running through it, it is ready. Asphalt in Minnesota generally wants sealing every two to three years.

How long before I can drive on it?

Stay off it for 24 hours, and keep cars off for 48 if the weather is cool or damp. We put barriers up and tell you the exact time you can pull back in. Turning the wheel while parked is hard on fresh sealer for the first week.

What time of year can you seal a driveway?

Late May through September in the Twin Cities. Sealer needs warm pavement, a dry day, and a night that stays above about 50 degrees to cure properly. We would rather push your job a week than put it down in the wrong weather.

Does sealing fix cracks and potholes?

Sealing plus crack filling handles the thin cracks that let water in. It does not fix a pothole, a sunken section, or a driveway that is breaking apart, and we will tell you straight if that is what yours needs instead of selling you a coat of sealer over it.

Can you seal a concrete driveway?

Asphalt sealer is not for concrete. Concrete driveways get a different treatment, and most of the time what they really need is a good power washing to take the salt, sand, and tire marks off. Tell us which one you have and we will point you at the right job.

What does driveway sealing cost?

It comes down to square footage and how much crack filling the driveway needs, so we measure it and give you a number rather than guessing online. Ask for a free driveway sealing quote. You do not pay until the work is done.
